New construction in Hesperia, Victorville, and Apple Valley can be a great opportunity: brand-new systems, modern layouts, and sometimes builder incentives. But buying from a builder is different from buying a resale home. Here's what to ask before you sign.
Bring your own agent from the first visit
The friendly sales consultant in the model home works for the builder. Many builders require your agent to be present (or registered) on your very first visit, so bring me along from the start. Having your own representation typically doesn't cost you anything extra.
Questions to ask the builder
- What incentives are available, and what are the conditions? Incentives toward closing costs or rate buydowns often require using the builder's preferred lender. Compare the total cost, not just the incentive.
- What's included vs. an upgrade? Model homes are usually fully upgraded. Ask for the standard features list.
- Is there a lot premium? Corner lots, larger lots, or views may cost more.
- What's the estimated completion date, and what happens if it's delayed? This matters if you're timing a lease end or a home sale.
- What are the property taxes, HOA dues, and any Mello-Roos? These affect your monthly payment as much as the price does.
- What does the builder warranty cover, and for how long?
- Is solar included, leased, or paid off? It makes a big difference to your monthly costs.
Yes, get an inspection
New doesn't mean perfect. An independent inspection before closing, and ideally before the drywall goes up, can catch issues while the builder is still responsible for fixing them.
