Your First Home, Step by Step: A Calm Roadmap

Buying your first home can feel like a lot of moving pieces. The good news is that when you break it into stages, it becomes a clear, doable process. Here's the roadmap I walk my first-time buyers through.

1. Start with where you are today

Before looking at homes, we look at you: income, credit, savings, monthly debts, and timeline. For some people, that means getting prequalified right away. For others, it means putting together a short plan to get into a stronger position first. Neither is wrong. It's just your starting point.

2. Get preapproved, not just prequalified

A prequalification is a quick estimate. A preapproval means a lender has reviewed your documents and issued a conditional commitment. Sellers take preapproved buyers more seriously, and you'll know exactly what you can comfortably afford.

Comfortable vs. approved: what a lender approves and what feels good every month aren't always the same number. We'll find the one that fits your life.

3. Ask about assistance programs

Many buyers don't realize how many down payment and closing cost assistance options exist in California. Ask your lender which programs you may qualify for. It can change your timeline dramatically.

4. Make two lists

Your needs (bedrooms, bathrooms, commute, budget) and your wants (pool, bigger yard, updated kitchen). The needs list keeps you focused; the wants list helps you compare homes that check the same boxes.

5. Tour with strategy

When we tour, I'll point out what photos don't show: roof age, signs of water damage, layout trade-offs, and how the home is likely to resell. Take photos and notes. Homes blur together fast.

6. Write a strong, protected offer

We'll price your offer using recent comparable sales and include the right contingencies (inspection, appraisal, and loan) so you're protected if something unexpected comes up.

7. Move through escrow

This is where most people feel overwhelmed, and where I work hardest to keep things simple. Inspections, appraisal, loan conditions, and deadlines are all tracked, and you'll always know what's next.

8. Keys, and beyond

Closing day is the beginning, not the end. Your home is a foundation for building equity, and I'll be here with maintenance reminders, market updates, and guidance on your next move when you're ready.
