Buying a Flipped Home: How to Tell Quality From Cosmetics

A freshly remodeled home can be beautiful and move-in ready. Many flips in Orange County are done with real care. But finishes can also hide shortcuts. Here's how to tell the difference before you fall in love.

Look past the finishes

New flooring, paint, and quartz countertops are the first things you see, and the least expensive to change. The big-ticket items are what matter most: roof, foundation, plumbing, electrical, HVAC, sewer line, and windows.

Ask for the permit history

Major work like moving walls, adding bathrooms, electrical panels, or converting a garage generally requires permits. Ask the seller for permits and finals, and check with the city. Unpermitted work can affect insurance, appraisal, and future resale.

Questions worth asking

  • What was updated, and who did the work? Licensed contractors or not?
  • Were the plumbing and electrical replaced, or just the fixtures?
  • How old are the roof, water heater, and HVAC system?
  • Has the sewer line been scoped?
  • Is there a warranty on the work?

Use your inspections wisely

A general home inspection is a must, and with flips it's often worth adding a sewer scope, roof inspection, or specialized inspection if anything looks off. Your inspection contingency gives you time to review findings and negotiate repairs or credits.

Compare the right comps

Flips are often priced at the top of the market. We'll compare against other fully remodeled homes, not average sales, to make sure the price reflects the quality of the work.

Investor or buyer, I look at flips from both sides of the table. I know what quality work looks like, and what shortcuts tend to hide.
